Bespoke buy-to-lets, with the working shown
Save yourself the search. We write the mandate with you, measure everything that comes back against it, and hand you three properties with the numbers — and the assumptions behind them — set out in full.

A search, an appraisal, and the work itself
Three services, and they run in that order. Most investors take the first two; the third exists because a refurbishment figure is only worth the contractor standing behind it.
A mandate written around your goals, then a shortlist that has already been checked against it.
What the property is worth today, what it is worth finished, and what stands between the two.
The building work, delivered through London Mile — so the deal and the delivery are one conversation.
What a Mayesbrooks deal looks like
The live board goes to registered investors, because an address and a price in public is how a vendor discovers what their property is worth to somebody else. These two are the format every pack arrives in — the figures are illustrative and reconcile from what is printed.
SampleTwo-bed mid-terrace

- Refurb
- £24,000
- GDV
- £340,000
- Gross yield
- 6.4%
Probate sale, vacant, and priced to move. The work is a kitchen, a bathroom and a rewire — nothing structural, which is what makes the refurbishment figure a number rather than a hope.
SampleThree-bed mid-terrace

- £470,000

- £68,000

- £610,000

A full refurbishment with a rear extension already consented. The uplift is in the extension and the loft, and the consent is the reason the end value is defensible rather than optimistic.
Everything we know, on paper
A property without its working is a photograph. Each of the three options you receive comes bound with the comparables, the schedule of works, the end value and the rent — and, where a figure is a judgement rather than a fact, a line saying so.
- 01
The property, the tenure and what is actually being sold
- 02
Recent comparable sales, with the addresses
- 03
A schedule of works and a refurbishment figure priced against it
- 04
Gross development value on completion
- 05
Achievable rent, and the evidence for it
- 06
Return on capital employed against your own finance assumptions
- 07

Six steps, and you sign off the first two
Nothing is searched for until the mandate is agreed and the paperwork is done. It is a legal requirement on us, and it is also the point at which a conversation becomes a brief.
The figure and the invoice, from one team
Refurbishment is delivered through London Mile, the construction firm we work alongside. You are under no obligation to use them — plenty of investors have their own team — but if you do, the number in the pack and the number on the invoice were produced by the same people.
“A refurbishment figure is only worth the contractor standing behind it.”
