Sourcing starts with what you are trying to achieve rather than with what happens to be listed. We write the mandate with you — the strategy, the areas, the price band, the refurbishment you are willing to take on — and then we go and look. Everything that comes back has been measured against that mandate before you see it, which is the difference between a shortlist and a mailing list.

What the property is worth today, what it is worth finished, and what stands between the two.
Every option we put forward is appraised before it reaches you. That means a considered view of current value against recent comparable sales, an end value on the assumption the work is done properly, a realistic refurbishment figure rather than an optimistic one, and the rent the finished property should achieve. Where a number is a judgement rather than a fact, we say so and show you what it rests on.

A refurbishment figure is only worth the contractor standing behind it. Ours is priced with London Mile, a construction and renovation firm we work alongside, and they carry out the work if you want them to. You are not obliged to use them — plenty of investors have their own team — but if you do, the figure in the pack and the figure on the invoice were produced by the same people, and there is nobody to fall out with in the middle.

Three commitments, and we will be held to them
A search that returns forty properties has not been done. You get three, each of which has already survived the mandate, and each of which we can defend.
Every figure in a pack has its assumption printed beside it. Where a number is a judgement, it says so — an appraisal you cannot check is a sales document.
Sourcing means holding identity documents and proof of funds. We are registered with the Information Commissioner and handle both under the UK GDPR and the Data Protection Act 2018.
The whole of it takes ten to fourteen days from the day the mandate is signed off.
